Each financially responsible applicant and co-signer must generally have a minimum credit score of 650. Scores are not averaged. Meeting the minimum does not guarantee approval; lawful credit-history factors may also be considered.
Combined gross monthly household income must generally equal at least 2.5 times the monthly rent and be supported by lawful, verifiable documentation.
Applicants must provide current landlord or property-manager information and, when requested, information for the immediately preceding tenancy.
Premier may verify identity, employment, income, rental history, and other application information. Criminal history is considered only when lawful and with any required individualized assessment.
Income is evaluated using the applicant's portion of the rent, not the full contract rent. When required by law, applicants may provide lawful, verifiable evidence of their ability to pay their portion in lieu of credit history, and Premier will reasonably consider that evidence.
Every applicant and co-signer must provide a completed application and current government-issued photo identification. Income documents depend on how the applicant earns income.
Appropriate documentation may include benefit or award letters, pension statements, court orders, pay records, bank statements, or government rental-assistance documents.
Do not email documents containing Social Security numbers, full bank-account numbers, or other sensitive information unless Premier provides an approved secure submission method. Account numbers may be redacted except for the final four digits when the remaining information needed for verification is visible.
Processing generally takes two to three full business days after all applications, documents, and third-party verifications for the applicant group are complete. Missing information or delayed responses will extend processing.
Subject to availability and lawful verification, the first applicant who satisfies the published criteria will be approved. Applicants are charged a screening fee only when their application is actually considered.
The screening fee is up to $50 per considered applicant or co-signer and will not exceed Premier's lawful, actual screening costs. Any fee inadvertently collected for an application that is not considered will be refunded as required by law.
Applicants who pay a screening fee receive an itemized receipt. When Premier obtains a consumer credit report, a copy and any required consumer-report notices will be provided within the legally required period.
Applications may be denied when lawful, verified information demonstrates that the published criteria are not satisfied. Premier considers the application as a whole and provides any individualized review required by law.
A permitted co-signer guarantees the entire rental obligation, not an individual occupant. Each co-signer must submit a separate application, generally meet the 650 minimum credit score, document sufficient income, and sign the rental agreement and any required co-signer agreement.
An applicant group is complete only after all required applications and documents are received. Multiple completed applications are handled under the application-order process above.
For a move-in-ready or nearly ready property, the proposed lease start date generally must be within 14 days after application unless otherwise agreed in writing. Any payment requested after approval to reserve a property will be governed by separate written terms and applicable law.
Limits depend on applicable law and the unit's size, configuration, building limitations, and lawful occupancy. They are applied consistently without discrimination.
Pet policies, restrictions, deposits, and monthly pet rent vary by property and will be identified in the listing or rental documents.
Assistance animals are not subject to pet rent, pet deposits, or ordinary pet restrictions. Reasonable-accommodation requests are evaluated individually under applicable fair housing law.
Approved applicants receive written notice of approval conditions, proposed rental documents, payment instructions, deadlines, and any separate reservation terms. Security deposits and other move-in funds will not exceed amounts permitted by California law.
If required documents, signatures, or payments are not completed by the stated deadlines, Premier may withdraw the offer and consider the next completed application in the order required by law.
Applicants should promptly report incorrect identifying information. If a new report or application is necessary, any additional screening fee will be limited to lawful, actual screening costs and charged only as permitted by law.
Premier makes every effort to provide reliable information, but conditions can change. Applicants should independently verify schools, pet policies, features, and other matters important to their decision before signing a rental agreement.
Advertisements are not written agreements or guarantees. Omitting or falsifying material application information may be grounds for denial.
Effective September 2026. These criteria are subject to applicable law and may be updated when legal or operational requirements change. Equal Housing Opportunity.
